For more than 27 years, The Zenios Group has been creating places where people want to live, work, gather, and invest. Founded by Zenios Zenios, the organization has grown from a single homebuilding project into a fully integrated real estate company with expertise in land acquisition, entitlement, master-planned communities, residential and commercial construction, multifamily housing, mixed-use development, property management, and long-term ownership.
Zenios founded 3 Pillar Homes in 1999 after building his first home at age 24. What began through referrals and a reputation for quality became the foundation for The Zenios Group, the parent company of 3 Pillar Homes, Zenios Development, Zenios Construction, Zenios Properties, Evans Farm Development, and Evans Farm Property Management, bringing every stage of real estate development under one vision and one leadership team.

This work is directly executed by ZENIOS Construction, the platform’s in-house engine, which maintains strict control over cost, quality, and timelines. This seamless, unified approach ensures projects are delivered efficiently and with high-quality outcomes
Owning
We employ a dual strategy that includes a build-to-hold portfolio under ZENIOS Properties. Strategic asset ownership maximizes value capture and provides risk diversification across the entire real estate lifecycle. By owning and holding the long-term assets we create, we establish a stable foundation for reliable, recurring income.
Operating
Operational control of our long-term assets is managed internally by ZENIOS Properties. This dedicated team oversees all property management, leasing, and daily operations for the build-to-hold portfolio.
